Hi all,

This is my first post so I'll try and keep it short as poss. Did a PIR the other day on a 2 storey flat (student let). The legacy of the building however means that the supply entry, cut-out and meter while being in the basement of the same building are not actually accessible without access to the business next door who own the basement below the flat in question. BTW C.U. is in flat. Stay with me....
The gas meter has recently been moved from the same location in the basement and is now in the ground floor hallway of the flat.
My question is should the supply be moved into the flat as with the gas, thus allowing 24 hour access to meter etc or is this a matter of preference. If to be moved any idea of the costs involved (obviously a job for DNO). My personal opinion is that the intake, cut-out and meter should be accessible by the occupants of the building that the supply feeds.
I'm speaking to the landlord in a couple of days and this is one of the observations on the PIR, it would be good to have a few options, if there are any of course.
Any help greatly appreciated, fab forum BTW, has helped me out on many occasions.

Hi and welcome to the forums.

I have just recently done exactly this, where the supply intake and meters were in the shop and the 2 flats just had a secondary meter and CU.

The main fuse blew once and the tenants were without power for most of the weekend as the shop was shut and could not get hold of the owner (he owns the entire building and rents out the flats).

So, in answer to your question, yes it should me moved to each flat with individual meters.

This, however would cost a lot of money. The DNO would charge a handsome amount and YOU would need to install ducting through the building to the new positions.

Thanks Jason, much appreciated. Landlord is gonna wish he never ordered PIR, though I guess he doesn't HAVE to act on recommendations if he doesn't want to.
