Refrigerated Warehouse, Does it need an E.P.C

Quoting for a system on a warehouse used for storing fruit, veg and fish. 70% of the warehouse is refrigerated rest just kept at ambient temp. No offices, bait rooms, houses e.t.c connected to the supply.

I'm sure I've read somewhere that the requirement applies to buildings that are cooled as well as heated but cant seem to find it now.

Does it need an E.P.C?

I was under the impression that an EPC was only required for a commercial property if it was being rented or sold, is this either?

The wording on the FIT application forms declaration:

72
“relevant building” means a roofed construction having walls, for which energy is used to condition the
indoor climate, other than such a building for which an energy performance certificate cannot be issued;
and a reference to a relevant building includes a reference to part of such a building which has been
designed or altered to be used separately;

So this would apply?

I have installed on farms buildings and the EPC assessor issues a declaration stating no EPC required. Speak to your assessor.

is it the building being air conditioned, or is it a large walk in fridge sited within the building that is being refrigerated?

sounds like the latter to me, in which case no EPC ought to be needed as the building itself has no heading or air conditioning, but you'll need an EPC assessor to give you written confirmation of this on headed paper.
