Quoting for a system on a warehouse used for storing fruit, veg and fish. 70% of the warehouse is refrigerated rest just kept at ambient temp. No offices, bait rooms, houses e.t.c connected to the supply.

I'm sure I've read somewhere that the requirement applies to buildings that are cooled as well as heated but cant seem to find it now.

Does it need an E.P.C?
 
The wording on the FIT application forms declaration:

72
“relevant building” means a roofed construction having walls, for which energy is used to condition the
indoor climate, other than such a building for which an energy performance certificate cannot be issued;
and a reference to a relevant building includes a reference to part of such a building which has been
designed or altered to be used separately;

So this would apply?
 
is it the building being air conditioned, or is it a large walk in fridge sited within the building that is being refrigerated?

sounds like the latter to me, in which case no EPC ought to be needed as the building itself has no heading or air conditioning, but you'll need an EPC assessor to give you written confirmation of this on headed paper.
