New Build Flats Pricing Thoughts

Hey guys,

Whats your views on the price for a block of new build 2 bed flats to a standard housing association spec? 1 bed room is en suite?

Labour only for 1st and 2nd fix and then a ground to 3rd floor (4 floors total) communal staircase and passage ways!?

Thoughts would be appreciated?

How long you recon it will take is a good starting point bud?

Yeah I know Dave, this is where we are being a bit conservative to be fair as new build housing is new to us as our own project ;-/

Keep playing with figures and convince ourselves one minute we are too high and then then next we are thinking too low.

Still waiting on a program of works as yet too. We want to win the work but are worried of going to low in terms of leaving us enough to make money and in terms of setting a precedant with them. If they bite our had straight off then its a worry lol, they are a large national electrical contractor with the job secured from the main building contractor, so we are also mindful of being a decent way up the scale and don't want to go too low if there is more to be had if you know what I mean.

Go with 2k per flat and included is the communals

How many flats you got to do

14 total spread over 3 floors, communal stair case, entrance lobby on ground floor then up to 3 further floors the flats are spread over with corridors to flats on each. 1 riser with communal DB in ground floor and ryefield panel and metering etc and sub mains up riser to each flat on each floor. Ground floor is a retail unit which we have no works in!
