Gents, perhaps you can throw some 'light' on some situations that have arisen and offer your experiences of this situation.
I am dealing with a most perdantic building controller here in the South who has insisted on the follwoing:-
1. We are planning on putting spots in bedroom #1 and bathroom on first floor. He has insisted that all spots are self contained, fire rated and more expensive obviously than the 'standard' units. Insulation must NEVER be broken so no caps or removing insulation around fitting is permitted.
2. On the ground floor we are planning on putting spots in the kitchen and lounge, again were planning to use 'standard' spots with caps and plenty of airflow. He has insisted that all joists are packed with with insulation hence fire rated fittings are the only game in town as far as he is concerned. Insulation again must not be broken and the more expensive fittings must be utilised.

If you have any thoughts or experiences it would really be appreciated.

fir a bog standard pendant in each room ( batten in bathroom), get the BC to sign the job off, then go back and fit your downlights.rip out insulation around the downlights.

Decent builders/joiners will build little plasterboard boxes where you want the downlights, they can then insulate over the top of these without breaking the insulation. That seems to be the normal around here nowadays.

With regards to fire rated downlights, thats all I use these days, they're cheap enough now.

Sounds like a winner Tel..........................if the inspectors wants, the inspector gets as he is the main in the food chain when it comes to this sort of conflict.

'fraid to say it but its best just to do as they say, otherwise you will cause yourself a lot of hassle trying to circumvent it. Take a page out of Tel's book :P

also, i fail to see the point of insulating between floors when any heat "loss" from the downstairs will just help warm the upstairs. some of these building inspectors need a reality check.
