Hi,

I wanted to query the requirements of fitting an extractor fan within a bathroom / utility room / kitchen whilst undertaking a re-wire / renovation.

I am currently re-wiring a house (circa 1900), but the owners do not want to have an extractor fan installed into the bathroom / utility room as "the windows open!!". Is there a requirement for these to be installed during a re-wire or does this only apply to new builds - sorry I cannot find anything relevant to this within the "IEE on-site guide" or the full "BS 7671" text book.

This is more a Building Regs requirement, rather than an electrical one, so will not be discussed in BS7671 or the OSG.
 
Hum, are local building control involved in the refurbishment? If so they will be calling the shots and they, in my experience, are inconsistent.
 
if BC are not involved, don't bother, but note to the customer that when their bits go mouldy, it's their own fault.
 
Hi,

No the LABC are not involved (unless the plumbers are advising them) as it is basically having gas central heating installed for the first time - previously it had night storage heaters.

The bathroom will be rearranged slightly, but no additions as such.

I guess I'll speak to the plumbers and then maybe contact the LABC, if necessary.

No need to fit a fan in an existing bathroom if there isn't one already. Have a look throught the doc FrankUK linked to.
