I'm an NIC EIC domestic installer as i have only recently set up on my own. I have been asked if i can install a fire alarm system at a pub that uses the 2nd and 3rd floor as a b+b. What part of the building regulations applies to this and where can i find the applicable regultions. Also am i qualified to install and commision this. I have installed and commisioned many before but always for my previous company and with a drawing of the positions. Any help would be much appreciated.

BS5839 is the installation standard. The grade of system is determined from the fire risk assessment carried out by the responsible person for the site under the fire Regulatory reform order.
 
You will probably be looking at an L3 system covering life and property,
My advice would be to check with local fire officer,they are usually very helpfull and have the final say,so best to get them on your side from the start.
 
My advice would be to subcontract the fire alarm to a company with the relevant B.S/EN certificates
for installing and commissioning fire alarms if the budget allows for this.
If you plan on doing the works yourself be aware of the consequences that can arise if you cant show
competency for the works.

Although the fire officers are helpful they do not have the final say regarding the type of alarm. Their are many inputs regarding this such as the risk assessor, owner, insurer etc.

Most systems will be a combination of life and property protection i.e. L3/P2, L2/P2, L1/P1 etc. It is not normally your call unless you are contracted to design the system, instal and commission the system. To design it you really need to be up to speed with BS5839.

You won't find any guidance in building regulations. The type of system (L1 - L5 & P1 - P2) addressable or conventional and the siting of call points and detectors are essential and requires training and experience. Get it wrong and people get hurt then you will be the scapegoat.
