Re Wire of 1960 flat

I did a rewire of a 1920's flat in Barons Court many years ago with y Uncle, they didn't require any additional sockets or lights so we managed to use the old conduit to run singles around the flat, thank god for the junction boxes in place.

We are looking to buy a flat which was built in 1962, we are considering putting in an offer . The wiring has never been replaced and thus no earth on the lighting . The CU is the original wire pull fuses.
Clearly 1st job would to get a professional in and get it rewired.

The flat has been fitted out with new Kitchen and bathroom and decorated to good standard. The ceiling and floor is solid.

To get an idea of the work that would be undertaken is it a case of all the wiring would be chased up to the ceiling area then fixed across all the ceilings to the CU location and then new ceilings put in all the rooms.

I appreciate professional would advise on inspection and I will be having an electrician survey the property if we make an offer at the survey stage, just trying to get an idea of the work involved before we move forward.

Cant see an electrician going round when we are still at viewing stage.

Any guidance would be appreciated

The electrician will go round prior to you buying the place if you pay him too many people think tradespeople should waste their time giving free estimates in the hope that they will be granted the work as if they have nothing else to do with their time

Your Electrician may suggest using trunking rather than destroying good decorations, not very attractive, but have seen it done before. Makes you wonder why the previous owner didn't consider rewiring prior to having new Kitchen and bathroom along with all the new decorations, some folk get their priorities around the wrong way.

If the place has never been rewired then I guarantee that it will be a dump and will need to be gutted so the decor will be dated

At first I thought this must be an April 1st type windup - a KW or more without a wired connection and without injuring people - but no, this really seems to be a real thing. Or a real company at least...

I'm still wondering whether this is going to turn out to be another cold fusion...

If had noticed a hint of a Liverpudlian accent then it would have been £100 more on top of the bill plus VAT ;o)))) as if you are from Liverpool and can afford to live in London then you are minted. Minted Liverpool Tax its called.

I like the lowered ceiling route, have done that a couple of times in my hoses, to hide re-routed heating pipes and new cabling for lighting, so that can be a good solution. Getting the cables up there is less easy, if you want them hidden. Maybe on one wall, build a false stud-partition wall and cable up the back, like the hidden wall-mounted TV cabling ideas. If you can choose whichever wall to do this, then the room that backs onto it can use the same route to get cables up to the ceiling, by drilling through the wall at the bottom, at back of sockets, and then drilling back through above what will be the new finished ceiling level...two holes instead of chasing all the way up the wall?

Wasn't me. this came from b-i-l who works for the duke of westminster as joiner/general maintenance. he was at the duke's place in the smoke when they called out an electrical contractor.

So so true. I don't get it myself. All the fuss about electric fields (mobile phones etc) and these folk want to push proper useable power through the open spaces in a house?
