Evening All....

Just going over some plans / full property refurb to include a couple of new en-suites, both with same issues.

Extract fan required, few hurdles to get over as below (I do like a challenge honest):

- 3100mm ceilings (floor plan approx 3500x2500)
- no external wall to core through (right in the middle of property)
- nearest wall is 7000mm away
- loft conversion going above so no where to locate a nice juicy in line fan

Help any ideas please ?

Run ducting along the top corner of the adjoining room and box it out?
You could maybe make it a feature by putting some LEDs in it, or have a recess at the back of the boxing with some ropelight concealed in it.
7m is a bit of a distance so you might need a bigger fan than usual.

Just an idea...
Maybe you could fit a dehumidifier and connect to the sink/bath waste?
No idea where you'd get one from, if such a thing exists.

What was the room in question previously used for?
The bottom line is you need extraction if it's to be a bathroom with no windows. If there are no external walls directly adjacent the air will have to be ducted out.
It doesn't necessarily have to go out at high level though, and rather than being unsightly it could form part of a feature, such as fitted furniture.
Could the ducting go in the ceiling void? Or could you take one duct the full height of the building extracting from all the bathrooms on the way?
 
I feel for you, customer wants/needs stuff but don't understand we need to do stuff so they can get what they need.
Did that come out right?
 
Well, the plumber has got to be running a 4" waste out of them somehow which I bet isn't on the plans either.... suggest you vent out of the ceiling void using box duct between the joists then find the most sensible place to put the extract unit/s and specify in the tender that there will have to be an allowance made on site for siting the unit and a duct run to external - it's not just you that has the problem, every other sparky that's pricing it will have it, too!

If you wanted to get smart, you could even suggest fitting a heat recovery type unit for better U values on completion. Oddly, I happen to know where there's an ex demo one up for grabs in Honiton.....

if the plumber ISN'T having to run 4" waste then you'll need to remember the FSU's for the saniflows which also probably aren't on there!

Just couldn't think straight last night.. not really the best idea to start pricing up an in depth job 10 o'clock at night!

Ending up dreaming about it, got up at 05:00 this morning and got it all sorted :dozey:

Specified my price and then added on to my footnotes as follows :

Sounds interesting I'm only just down road from Honiton - got any details please ? I have another job coming up in feb with multiple fans might be an idea

Can't remember which exact Ventaxia model it is, but it's all pucker. I'll PM you.

The company I have dealt with before to get all kinds of vent gear is called Lindab (Google them) .....they have everything that you could need for doing vents......
