Good day all,

I have been asked to give a price to rewire a big house which is being turned into 2 x 3bed flats and 2 x 2 bed flats.

the builder has given me a "list" of all the points they require, double sockets, spot lights, pendant points, cat 5 points, bt points, sub mains ,em lights, fire alarm the usaul stuff.

The list is not that clear on thermostat points for under floor heating, intercom, etc but going to speak to builder about this

Caculated it all and it came to about £17,000. materials came to about £5,000 leaving me with £12,000.

The incoming supply looks like it will need upgrading to 3 phase and ryefield fitted. I havent included this in the price as they have not mentioned it.

is £17,000 a reasonable price. Do i push to get more information before i give the price or just qoute for whats been asked??

Push for more info. Particularly on who's installing the meters etc. He'll be assuming you're doing it all from the existing supply and will no doubt want each flat metered separately.

Any lift to be installed?
 
As long as your quote makes clear exactly what you have and have not included then there can't be confusion.

Use wording such as 'this quotation does not include any costs arising from any necessary supply upgrades'

'this quotation is based on quantities as supplied by .........'

As long as your scope is clear, anything over and above is a legitimate extra/variation and can be charged accordingly.

You may be asked for a daywork rate depending on how savvy the builder is!
 
yep, 6 weeks is exactly what one of my mates said. im not experienced in this size of work . ive priced sockets and lights at about £45, extractor fans 100, board and certs 450, fire alarm points 100 4x armoured sub mains at £1200 etc.

no lifts to be fitted.

i was thinking to put this price in 1st and if any extras needed then charge appropriately
 
is it normal practice to provide a price list of every point or one bulky qoute ?

99% the builder will want a fixed price cost for the project.

Sometimes on larger jobs, a schedule of rates is requested detailing supply&installation costs per point.

Not initially, if they want a breakdown then they'll ask for one, just get them the lump sum price first.
Do you know if MCD applies? (main contractors discount)
 
nothings been mentioned about the mcd. All ive been told is that the list of works has been given to about different electricians and the cheapest qoute gets it...
 
Is it designed electrically?
It's ok giving out a list of points but will you have design responsibility?
 
So unless you include the 'design by others' proviso then it will be assumed that you have included it.

It doesn't sound much but you will still be responsible and more importantly, liable so check your professional indemnity cover.

It all sounds rather vague to me, one of those jobs where we wouldn't go in tight at all and if we won it, great, if not, someone else can worry about it for less money!
