So, asked to do an EICR on a small mansion.

4 x BD's
over 60 circuits
Information on circuits lacking so working out which breakers do what is taking time (the sparks must have been "high" when they ran the cables!!)
Garden & gates etc

As it stands I think that we will take 5 man days on site plus documentation so thinking of £20 per circuit min.

Thoughts??

If you reckon it'll be 5 man days then just take 5 day rates, rather than messing about with how many circuits you're going to do. So if your day rate is £200, then a grand. If it's you and an unskilled, then half the time for you, eg. £500, and half the time for your labourer, $125 or whatever. That's what I'd do

Charge per day and agree a time scale, but explain the issues with lack of circuit identification to give yourself a bit of slack if it runs over. Per circuit pricing is risky if you have to trace them.

(Otherwise you'll get someone trying to diddle you when it turns out certain circuits don't go anywhere)

Fortunately I did her "other" house a couple of years ago and that was far smaller, had 15 circuits and took me 1.5 days

Well if you worked for testing company it's 3 mins a circuit. Lol . But I'd say just charge per circuit , you not going to be there a week. I R test each board and zs on each circuit... So £ 1200 then hand her back hander if you finish early.

I worked with a mate of mine on a social club EICR. Similar size by the sounds. About 60 odd circuits over 2 TPN boards and 4 SPN boards. Nothing was marked either, and no testing evident for about 40 years. That took us 6 days for a pair, but we had suspended ceilings, cellars and stock rooms, and working round supplies that had to stay on to deal with.

I would say yours will take 5 or 6 man days, because of it being domestic with limitations, but try and get on a day rate if you can. We did for the above job and was glad of it when after 1 and a half days we still hadn't ID'd every circuit !

I would allow 15 circuits a day so 4 days at the approx. rate of £160 for domestic works which is £640.00, add 10% to cover your fuel and a bit of office work, you could round it up to £700.00 plus VAT, you may end up with remedial works.

Not VAT so my idea of £20 per circuit is probably about right. Not found much to complain about.

And what, exactly, do you think you're going to achieve by doing just that?

I get REALLY hacked off by people thinking that an inspection is just about test results!!! :59:

Well, so far apart from the test results we have found reversed polarity on a garden socket, no CPC continuity on a number of sockets, no earthing to downlights, broken accessories, a RCBO which won't trip on test or by the test button.... very poor circuit identification.... and we've not finished as yet!
