umm this does not look like my definition of safe routing of cables
the rest of the place is a tip. what he wanted me to do in half an hour i just don`t know but it was not happening any time today. dont fancy starting a re wire on xmas eve

and yep the twin is about 12 foot long and trails all the way across the floor to the switch. he wanted me to tell him why the sockets and lights have gone off more pics to follow

i reckon it will be a "how much" type of conversation on this one the place stunk, how anyone can let a property out like that is beyond me. kitchen had seen better days 20 years ago. the artex is falling off the walls and the electrics well like lenny said a quality install

Highlights perfectly, IMHO, exactly why HMO legislation is soo important.

We deal with a large number of Landlords - both commercial and HMO - and it is an uphill struggle to get them to understand that it isn't "just cost" - there's legal compliance involved too - and that few hundred quids worth of certification could save them hundreds of thousands AND prison time (literally).

We always push for landlords to get serious about all their safety compliance, and when we take on a new property, we issue a Safety Folder - an A4 ring binder based folder with space for

Insurances
Electrical Inspection
Electrical Remedial Works
PAT Testing
Fire Risk Assessment
Fire Alarm Maintenance
Emergency Lighting Maintenance
Gas Safety Inspection

Of course, we deal with everything except the first and last - wouldn't touch gas if it was free, and I still have a soul, so insurance is out too

Can't believe they can get away with letting properties in that state, something seriously wrong with the system or lack of, to ensure these robbing so and so's aren't putting tenants lives in danger. Seems to me they prey on the fact some people don't have much option as to where they rent and cost, so they know some poor mug will put up with living like that.

Sad thing is, there are laws.

There just isn't the sheriffs around to use them.

So, these animals get away with putting people in conditions the Victorians would have been ashamed of.
