Can I perform a periodic inspection report for a dodgy looking loft conversion only or does it need to be the entire property?

Yes you can complete a PIR for the one circuit. Just make sure it is clear in your report what the limitations are, i.e. the one circuit etc

if the loft conversion is "Dodgy" surley it would make you wonder what else is dodgy and want a FULL pir price wise there wouldnt be much differance giving more peace of mind ???

agreed. i would try and talk them into a full PIR. as you say, they may have been bodging for years. btw. i can live in kentucky as i have a bath every xmas, whether i need one or not

The house had a recent i.e. 2 - 3 years rewire and on quick inspections looks a pretty professional job. The loft was done by an in-law jack of all trades and it was never signed off. Building control are happy with a PIR but I suspect the lot could be coming out!
