Hi there,

Carrying out some alterations in kitchen so was testing before pricing.

Downstairs sockets 1 socket has no earth 1 socket has reverse polarity 1 socket had a zs of 468 ohm (the one next to it was 0.39 ohms)

I.R results of L-N=6.32 L/E=5.62 N/E=5.60Obviously I want to rewire this.Then I did a few more I.RsSockets upstairs. L-N=0.00 L/E=85.4, N/E=84.9, Lights upstairs. L/N=0.09 L/E=30.1 N/E=20.4 Lights downstairs. L/N=0.00 L/E=0.80 N/E=0.82 Sockets upstairs. L/N=0.00 L/E=85.4 N/E=84.9This has to be a rewire, my assumptions are diy as this is 16th edition board Its a empty property as client away in afgan, but I have locked of the installation, put signage on it and supplied a tempory supply for the builders who are working here.

How would you go about putting a letter together to a client? As they were just expecting a couple of alterations in kitchen.Cheers Phil

This phone publishes my thread awful in grammar so I am sorry if you don't understand it that great, just separate the numbers from the letters, especially on the I.R results.I must get a new laptop!

Following a brief inspection of the electrical installation at XXXXX the following faults were identified:

In view of these faults and the costs for rectification, we are of the opinion that a rewire would be the recommended solution.

Have you removed all loads from the circuits when IR testing. Your results suggest not.

You have dead shorts on just about everything.

Yes all removed, as I say it's a empty house, not a piece of equipment in sight, lamps removed the lot.Thankyou iq electrical I will use this as a template.
 
Hi P11jor, L-N=0.00 is always suspicious, particularly when the other IRs are good. I would be asking myself the following questions before condemning the wiring. Are sure that you have disconnected all loads on suspect final circuits? Any neons, indicator lamps, PIRs, dusk/dawn sensors, fans, capacitors or control gear connected on upstairs and downstairs lighting final circuits?
Has the property been empty and unheated for a period of time? Has plastering, rendering, plumbing or roof repair work been done recently?

Aggree with jud sounds like loads on L N but the high ZS and polarity issues need further looking at it could be something simple.

I take it its wired in T & E and no VIR cable anywhere!!
 
Hi guys cheers for replysThe property has been empty for 2 years now, the plaster is only just Being removed so no building work has really taken place. I am going to take a closer look tomorrow as rewiring the downstairs due to the zs, polarity, and earthing issue, as was rewiring the kitchen anyway. The kitchen had a kettle lead wired sraight into the top of a socket and split with a 0.75 rubber pond cable duck taped to it. Also at the meter there is copper showing on both tails and a couple of henly blocks, the seal snipped so I am guessing a fiddle has gone on and a good few diy attempts, cables outside zones etc, which is why I was leading Towards the rewire,
 
JUD I wonder if you could help me on this one then.....are you you are taking the 0.00 as dead shorts......how about the other circuits with low readings? Should I be looking for nails marks in Walls etc (again fromThe part that has been ripped out already the cables are nowhere near zones so Its a needle in a haystack looking for and signs of were a nail may been,My preference would to just add a new circuit for the kitchen and get out of there but now I feel as though I am involved after spotting the reverse polarity, now earth in extension and high zs's along with the possibility of low I.R readings.Also with adding some downlights in the kitchen and rcbo then the downstairs circuit then becomes mine.To top it off the house smells like a wet sweaty dog has been in there, stench from the carpet when kneeling down.
 
There is a black spot mould patch but has dried out, we had the moisture meter on it and there is no damp as I had thought ofdrank as soon as I saw the patch and got the results.The problem is the plumber has taken out the central heating due to new systemBeing installed so I any even heat the place.I would just let this one go but I know the other spark this builder uses isn't part p registered (not any problem but I know he's never got labc in before) he also does not have a test instrument so there's no way he will certing it as he never does, so if anything does happen then I would feel rough about it, What happens if I take it as damp whole house gets plastered then were still getting
 
Hi Murdoch it dosnt but have pointed out abit further back that there may be some loads wired from jbs like outside lights etc, I gave example of a kettle wired straight into double socket, I think floorboards are going to have to come up tomorrow and investigate jbs etc, this has been a diy job,
