could someone please tell me whether you need an electrical certificate if you rent your house out to someone, if so which type and how much roughly would it cost, ten circuits in the consumer unit.
sounds a bit of a daft question i think but just want to clarify it. thanks

you should be able to get a full pir done for around £150 - £200.

I don't think there is a legal obligation for a certificate of any kind but a landlord does have a duty of care to the tenants and an electrical safety certificate would help to protect the landlord from any claims for negligence if anything were to go wrong. Many letting agencies nowadays will ask for one before handling a property.

As above, there is no legal requirement to have any electrical installation checked on a domestic rented property.
The installation must, however, be in a safe condition.

If you're going to rent out your property, a PIR is a sensible thing to have done, before the first let and on each subsequent let.

Such costs will be seen as an "overhead" when you're doing your tax return so the cost is effectively zero.
